Facilities Mechanic (FT)
HOURS: Full-time, 8am-4:30pm. Willing and able to accept on-call as needed.
Note: This position requires advanced knowledge of HVAC systems.
POSITION SUMMARY:
The Facilities Mechanic is an active member of the Plant Operations team that provides daily mechanical and electrical maintenance throughout the hospital. Advanced knowledge of HVAC required.
RESPONSIBILITIES:
• Operate and maintain one or more gas or oil-fired boilers and associated equipment.
• Repairs and services heating, air conditioning and refrigeration equipment including fans, motors, radiators, thermostats, dampers, and regulating controls, replaces filters and fluids as necessary.
• Maintains a working knowledge of operating systems within the hospital (electrical generation systems, electrical power systems, electrical systems common to patient care residences, power heat generation systems, HVAC systems including boiler, fuel steam systems, condenser, and coil systems and the auxiliary equipment for these systems.
• Maintains a working knowledge of plumbing networks and systems.
• Maintains oxygen and medical air delivery systems, vacuum systems, and steam sterilization systems.
• Performs routing electrical maintenance, replacement or alteration of circuit wiring, switches, control equipment and mechanisms, motors, transformers, relays, generators, appliances, fixtures, alarms, communication equipment, etc..
• Performs general plumbing maintenance, welding and cutting and other general maintenance tubes. Cleans and lubricates motors, cleans sinks and grease traps, replaces and re-packs valves, and moves equipment and/or furniture.
• Performs preventive maintenance on a variety of equipment according to established procedures and manufacturer’s literature as applicable.
• Inspects, calibrates, adjusts, and repairs or replaces components as needed or according to established schedules and procedures and documents work performed on work order worksheets.
• Performs preventive maintenance visual inspections and uses the automated scheduling systems and manufacturer’s literature as applicable.
• Performs and documents scheduled inspections and electrical safety tests necessary to conform to code requirements.
• Performs and documents regularly scheduled preventive maintenance servicing of all plant operating equipment and systems using testing tools and equipment to ensure proper functioning and calibration within manufacturer specifications and according to established schedules.
• Minimizes potential hazards presented to patients during periods while equipment is directly in contact with them.
• Maintains up-to-date knowledge of current developments in physical plant operations, the National Fire Prevention Association Life Safety Code requirement criteria, personnel and engineering safety codes and criteria, and organizational policies and procedures.
• Develops and maintains courteous cooperative relations when interacting with staff, patients, and visitors.
• Perform repairs or maintenance as assigned on all boiler room or machine room equipment to insure its operation.
• Observes meter and gauges to determine operating conditions and to regulate the systems in accordance with need and safety requirements.
• Performs chemical tests and analysis of boiler water, condensate, chilled water, and potable hot water and records results thereof.
• Records data as required by boiler and/or equipment logs. Analyzes such readings making necessary corrections to insure safe and comfortable conditions within the hospital.
• Perform preventative maintenance on non-bio-medical equipment.
• Perform trouble call (or emergency) maintenance or repairs at all hospital-controlled buildings as required.
• Maintains cleanliness of the plant during shift, performing painting, insulation, pipe and fitting repair, gasket replacement and repacking of pumps, valves, and stems.
• Painting, touch-up, and repairs doors, walls, ceilings, and non-bio-medical hospital equipment.
• Promotes teamwork daily, communicates and reports problems and concerns to the Manager.
• Willing and able to work on-call shifts.
• Performs other related job duties as assigned.
EDUCATION:
• High school diploma or GED state certification or similar demonstrated ability preferred but not required. Possess good oral and written communication skills.
EXPERIENCE:
• Mechanical or electrical in Industrial Maintenance or related field such as air conditioning-heaters, welding, and plumbing, painting, wallpaper, dry wall repairs, and carpentry preferred.
• Five (5) years HVAC, refrigeration, and building maintenance required.
LICENSURE, REGISTRATIONS, & CERTIFICATIONS:
• EPA certification required.
• Must have a valid driver's license.
